Residential Real Estate's Temperature Aug 27, 2008 |
Interesting. Franklin County is reporting a fund surplus in the Real Estate Assessment Fund and No Increases in the Value of Real Estate for the next three years. This really shows the impact of the Real Estate Boom of about 2003 to 2005. Little growth has happened since then and there is a $5.79 million dollar surplus that the auditor is juggling. Bad news is that the money will not be returned to the tax payers due to Ohio Laws. The halt in real estate values indicates to me that Franklin County at least has not slipped in real estate valuation, which is good news compared to all of the dire information out there about real estate nationally. I also find it interesting that the Auditor is adding a sales component to the site to track sales during the past 3 years. Please, please if you use this information, remember it is the last 3 years data. You really do not want to price your home using data older than 1 year and you really need homes that are at least similar in square footage, number of bedrooms and baths, and garage. Just taking this information at face and using it could potentially hurt the true valuation of your home.
All in all, I really think this is a true testament to the Columbus Board of Realtor's slogan The Grass is Greener Here in Central Ohio.
